Our duty is to administer the partnership’s mandate as articulated in it’s Offering Memorandum while sourcing, assessing and acting effectively on opportunities presented to produce consistent rates of return in the ever-changing real estate lending market.
To aid diversification we invest in various loan types as far as regions, security position and loan style. Our loan to value maximum (LTV) is 75% in major urban centres and scaled back appropriately in smaller centres and rural areas. The majority of our investments are in existing residential properties however we will occasionally lend on commercial property, stand alone building lots as well as new construction.
Profits, as determined by Audited Financial Statements, are distributed annually, and investment partners may choose to reinvest their profits with us or have them paid out. Our minimum investment is $50,000, and we require that our investor partners be BC residents. We operate under the regulatory authority of The Financial Institutions Commission of BC and The BC Securities Commission and provide our investor partners fully audited financial statements annually, ensuring both oversight and transparency. Additionally, we distribute quarterly unaudited financial statements, prepared by our in-house CPA to keep investor partners apprised of ongoing performance.
